						 <p>One reason why I absolutely LOVE Netflix is that every Frontline episode known to mankind can be rented through this site. After watching Frontline's <a href="http://www.pbs.org/wgbh/pages/frontline/shows/credit/view/main.html/" >secret history of the credit card</a>, I almost lost my lunch. The way credit works is to thrive off the unknowing and inattentive. You will find it is a despicable and soulless industry. If you are not acutely aware of all of the rules, you will inevitably lose thousands playing this game.</p> <p>The most disturbing points I feel EVERYONE needs to immediately be aware of…</p> <p>Did you know that if you are late to just one of your creditors, other creditors can jack up their APR because your "creditworthiness" is now questionable? That's right - if you are late on your Visa, your Mastercard APR can go up. If you are late on your car or phone or house payment, any and/or all of your other creditors APRs can increase. This is a BIG DEAL. You can go from a 0% APR to 30%. That means on a $1000 balance, all of a sudden you will pay $300 a year unexpectedly.</p> <p>Did you know that if you are late, even an hour late, making a payment - you are subject to relentless fees, the amount of which is not capped or regulated?</p> <p>Did you know that even if you pay everything on time, most credit card holder agreements state that as long as they give you a certain number days' notice, the APR can change to whatever they deem appropriate?</p> <p>I will be the first to admit that I am not the most financially responsible person. I'm a 30 year old newlywed with a pretty good job and lots of expensive hobbies. I used to live completely in the moment, and making payments to people I owed money to was really at the bottom of my list. 						 <p>Investors Drive Up Vietnamese Real Estate</p> <p>When Vietnamese native Cindy Nguyen, president of San Jose, Calif.’s Lakami Professional Realty, returned to Vietnam for the first time in 23 years, she was stunned by the profits to be made in the real estate market.</p> <p>''I saw the cha-ching, cha-ching. Your return on investment is at least 200 percent in one year,'' says Nguyen, who now sells real estate in both Ho Chi Minh City and in Silicon Valley.</p> <p>Thanks to multinational corporations pouring investment dollars into the Vietnamese economy, real estate prices are skyrocketing.</p> <p>Home buyers who are able to snap up $150,000 villas in Ho Chi Minh City's upscale Saigon South can immediately sell them for $300,000, says Paul Hoang, managing partner of Milpitas-based Donnelley LT Group, which sells Saigon South units to overseas Vietnamese.</p> <p>Hoang believes the bubble will eventually burst. ''The majority of the population is very poor,'' he says. 						 <p>Today is a day to remember. Regardless of the outcome in November, a black man is riding a thunderous wave into the Presidential race against Republican nominee, John McCain. As much as I don't want to get on the race issue, I do believe this day is a day our grandparents and maybe even some of our parents never thought would come. Welcome to a New America! I just hope that Obama supporters aren't putting all of their eggs in one basket. Although the fact that he is our first minority/MAJOR contender in a presidential race - although this fact alone engrains a belief that yes, ANYTHING is possible and CHANGE IS POSSIBLE, he will not find the cure for aging and end world hunger. He is a man like all other men, and I hope the world is ready for that.</p> <p>Anyway, that's totally not the point of this little ditty. The point of this ditty is that I came across an interesting website today that tells you who is donating to what party and where. In Seattle, a whopping $395,053 was donated to the Democratic party versus a $39,804 going to the Republicans. 						 <p>Wow, I'm shocked that I didn't hear about Frank Colacurcio Sr. and family in the infamous pimp documentary "American Pimp", which I watched not two weeks ago…</p> <p>Read up on the bust of <a href="http://http://seattletimes.nwsource.com/html/localnews/2004452696_websearch02m.html" >the Man With The 6-decade-Pimp-Plan</a></p> <p>To relate this to real estate, I will wonder aloud… "I wonder if it would be considered a material fact and disclosure necessary if you were selling a business that had once been a strip club?"… As you may, or may not know, disclosure is not necessary if the property was the site of a suicide, murder, gang violence, etc., but it is considered a matieral fact if the property is the site of drug manufacturing due to the health-hazardous residue left behind from the chemicals that are used in drug manufacturing.
